Our Inventory reports have everything you need.  They are comprehensive documents which record the contents & condition of a property, including fixtures & fittings, prior to commencement of a tenancy.  From meter readings to extensive photographic evidence, professional software is used to provide excellent reports.  My reporting style is based on simplicity with easy to understand language, logically set out and easy to follow.

An Interim Inspection can be used to monitor a properties condition during tenancy.  Inspections can pick up on a variety of issues meaning problems are dealt with in a timely manner.  Less than half the price of an Inventory, the interim inspection is an efficient yet simple method to oversee a property.

The Check Out details the condition of the property at the end of tenancy.  In combination with the Inventory, a clear comparison can then be made meaning any issues can be highlighted.  Issues highlighted can then be delegated to either the landlord or tenant to remedy any deterioration.

Why do you need an Inventory

With the introduction of the Tenancy Deposit Scheme in March of 2011, inventories have become a vital tool for Landlords.  They act both as a deterrent and a means of resolving disputes at the end of a tenancy.  Inventories must be "impartial" & "unbiased" therefore getting a professional 3rd party company to carry out the work is vital.  Should there be a claim via the deposit scheme, the adjudicator will make their decision based on the evidence available.

"You must prove that you have a claim to retain some or all of the deposit. If you can't – the adjudicator must return the deposit to the tenant."
